About Gorakhpur Development Authority (GDA)

Gorakhpur Development Authority was introduced by the state government of Uttar Pradesh. The establishment of GDA is being done under Municipal Corporation and Urban Development act 1973.

Eligibility Criteria For GDA Gorakhpur

So there are some conditions or eligibility before applying for a house under GDA and those are given here ;

  • Only citizens of India can register houses under GDA.
  • The age of the applicant should be 18 years completed at the time of registration.
  • A person who is applying for a property under GDA or his/her family member should not owner of any other house in Gorakhpur.
  • In case the applicant has died, his/her property will be transferred to legal heirs after fulfilling all the necessary documents.
  • The allotment of houses will be done by current rules and regulations of the current Government.
  • Registration can be canceled in case of false information provided by the applicant. And also authorities can take legal action against the culprit.

Cancellation and Refund Rules

  • If someone wants his/her registration fund before the lottery, it will be refunded to the applicant without interest.
  • If someone demands a refund after the allotment of the house, the authority will refund the amount after a deduction of 20% of the registration fee.
  • If someone demands a refund after one year of registration, the amount will be refunded with a simple interest of 4%.
  • Allottee can also mortgage his property if he wants to take a loan but for this purpose, he needs a NOC certificate by GDA.

Property Prices Under GDA

  • Property prices can be calculated on the date of allotment.
  • If the property is located on the roadside of 18 meters in width, 10% extra cost will be taken for this property.
  • If the property shares the corners with the road from two sides, 10% extra charges will be payable.
  • Park facing plots or property may charge 5% extra.
  • If any property is on the roadside, having a park view and corner-side property with the road on both sides, a 20% extra amount will be payable.
  • 1% mutation charges as per the current market price will be payable.
